Contemporary Elevation Design for Modern Indian Homes

A practical guide to contemporary residential elevations — flat roofs, clean lines, material palettes, and cost breakdowns for Indian plots.

What makes an elevation “contemporary”?

Contemporary is not a single aesthetic — it is a design philosophy that prioritises clean geometry, honest materials, and the relationship between indoor and outdoor space. In Indian residential context, contemporary design adapts these principles to local climate, construction practices, and municipal regulations.

The style emerged in Indian metros in the early 2010s, driven by architects trained in international programs and homeowners exposed to global design through social media. Today it is the most requested elevation style in cities like Bangalore, Pune, Hyderabad, and Gurgaon.

Material palette

The contemporary facade relies on contrast between two or three materials:

MaterialRoleCost/sq ftMaintenance
Textured concretePrimary surface₹200–400Low — repaint every 8-10 years
ACP panelsAccent cladding₹250–450Low — clean annually
Glass (12mm toughened)Railings, windows₹400–700Medium — cleaning access needed
Composite wood (WPC)Screens, louvres₹300–500Very low — no painting needed

Flat roof considerations

Flat roofs are the defining feature of contemporary elevations, but they demand careful waterproofing in Indian monsoon conditions.

Waterproofing options

  1. APP membrane — torch-applied bitumen sheets. Industry standard, 10-15 year life.
  2. PU coating — liquid-applied polyurethane. Seamless, 8-10 year life.
  3. Integral waterproofing — crystalline admixture in the concrete itself. Permanent but expensive.

Proportions and composition

The golden rule for contemporary facades: the horizontal must dominate the vertical. Achieve this through:

  • Cantilevered slabs that extend beyond the wall plane
  • Ribbon windows that span the full width
  • Horizontal cladding panel orientation
  • Flat parapets (not raised boundary walls)
