What AI Can't See: 7 Things Only an Expert Catches in Elevation Design

AI makes beautiful pictures. But it can't check your setbacks, calculate cantilevers, or read Bengaluru's bye-laws. Here are 7 things it misses.

AI home design limitations are not a bug — they’re the whole reason expert architects still matter. An AI tool like Elevations can give you a photoreal front facade in 60 seconds. Why this list exists

AI is the brainstorm before the blueprint. Everything below is the part of the blueprint AI cannot touch. 1. Municipal setback rules and FSI calculations

Every Indian city has its own bye-laws. Bengaluru’s BBMP, Mumbai’s MCGM, Chennai’s CMDA, Hyderabad’s GHMC, Pune’s PMC — each publishes Development Control Regulations that spell out your mandatory front, rear, and side setbacks, your Floor Space Index, your permissible height, and your parking requirements. Most of these documents are 200-page PDFs in English plus the regional language. None are queryable by an image model.

What AI does: shows you a 40-foot-wide facade on a 30x40 plot with a portico projecting 6 feet forward.

What the expert catches: a 30x40 plot in most Bengaluru residential zones requires a 10-foot front setback. Your portico eats into the setback. Your plan will be rejected. Or worse — approved by a shortcut, then hit with a demolition notice two years later.

AI doesn’t know your plot’s road width, which governs FSI. It doesn’t know if you’re in an R1, R2, or commercial zone. It doesn’t know that your layout has a special 15-foot rear setback rule because of a nala behind it. An architect opens the DCR, measures your plot, and fits the facade inside the legal envelope — before the sketch ever happens. This is the single most common reason AI designs become “not buildable.” It’s also invisible in the render.

2. Structural feasibility of cantilevers and overhangs

AI loves drama. Ask for a modern elevation and it will give you a 12-foot cantilevered first-floor balcony with no visible support, a 10-foot sunshade over the entrance, or a double-height living-room volume with a full glass wall. These look stunning. They are also, frequently, unbuildable without doubling your structural budget — or not buildable at all on your plot.

What AI does: draws a balcony that floats in air, because in a 2D image, gravity is optional.

What the expert catches: a cantilever of that length needs a counter-load on the inside of the slab, beams deep enough to carry the moment, and often a steel section inside the RCC — which your contractor in Tier-2 India may not be equipped to pour. Your structural engineer does load calculations. AI does not.

This is the category where homeowners lose the most money post-sketch. They fall in love with a dramatic element, start construction, and discover at the columns stage that the fantasy needs ₹4-6 lakh of extra steel and formwork. A real architect tells you upfront: “Beautiful sketch. On your plot, with your slab depth, a 6-foot cantilever is the honest maximum. Let’s redesign.”

3. Plumbing, electrical, and AC routing that ruins facades

Here’s the one nobody talks about. Your facade isn’t just a face — it’s the outer skin of a working building. And every working building in India has three ugly realities that want to sit on the front wall: the electrical meter box, the outdoor units of your split ACs, and the plumbing chase for your first-floor bathrooms.

What AI does: gives you a pristine white facade with a seamless stone accent wall.

What the expert catches: your electricity board requires the meter at a specific height on an accessible wall — often the front. Your bathroom above the portico needs a soil pipe that has to exit somewhere. Your three AC outdoor units need a ledge with airflow. None of this is optional, and none of it appears in the AI render.

An experienced architect designs these into the facade — a recessed niche for the meter, a jali screen hiding the AC units, a service duct that doesn’t cross the pooja room or the entrance. The homeowner who builds straight from an AI sketch ends up with a gorgeous facade scarred by three condenser units bolted to the front wall, because “there was nowhere else to put them.” Fixable only by tearing into the work. Real money. Real tears.

4. Material availability and contractor capability in your city

AI models are trained on global image data. They happily generate an elevation with Italian travertine, Jaisalmer yellow stone, exposed brick with German mortar, and a Corten steel screen. Your reaction: I want this. The problem starts when you try to buy it.

What AI does: shows you materials as if every material is available everywhere.

What the expert catches: Jaisalmer stone in Kochi means transport from Rajasthan — 2,000 km, ₹180-250 per sq ft in logistics alone. Corten steel needs specialist welders and a climate where the patina forms correctly; in coastal Chennai, it rusts ugly, not beautifully. Exposed concrete needs formwork carpenters who know shuttering oil, release agents, and vibrator technique. Most Tier-2 Indian contractors haven’t poured a true exposed-concrete wall in their lives.

Material choice is a three-way conversation between what looks good, what’s available near your site, and who can actually install it. AI sees only the first variable. An expert architect in India — especially one who has built in your city — sees all three. 5. Vastu compliance at a detailed level — not just direction

AI can handle the blunt version: “Face the house east.” Feed that into the prompt and it’ll orient the entrance east. What it cannot do is the real Vastu work — and if you or your family care about Vastu (93% of Indian home buyers do, per Square Yards research), this matters.

What AI does: puts the entrance in the right cardinal direction.

What the expert catches: the pooja room should not share a wall with the toilet. The master bedroom should be in the southwest, not the northeast. The kitchen cooking direction (the cook’s face while cooking) matters, not just the kitchen’s location. The staircase should not start from the north-east corner. Water sump goes northeast, overhead tank southwest. Toilet seats face north-south, not east-west. Brahmasthan — the center of the house — should be clear.

None of this shows up in an elevation image. It’s a plan-level conversation that affects the elevation (window placements, projections, porches). A Vastu-aware architect integrates these rules with the facade so you don’t have to choose between a beautiful front and a compliant interior. 6. Budget alignment — is this facade achievable within your total budget?

Homeowners plan to spend ₹X on their home. The facade is one line item in that budget. AI has no idea what ₹X is, what your city’s per-sq-ft build cost is, or how much of the budget your structure, interiors, plumbing, and electrical will consume before the facade even gets paint.

What AI does: renders every option at the same “zero cost” visual fidelity. A ₹400-per-sq-ft plastered facade and a ₹2,500-per-sq-ft stone + ACP + jali facade look equally achievable in the sketch.

What the expert catches: your total construction budget for a 1,800-sq-ft G+1 in Bengaluru is, say, ₹35 lakh. The structure alone will eat ₹18 lakh. Interiors, plumbing, electrical, MEP — another ₹12 lakh. That leaves ₹5 lakh for the facade. On 900 sq ft of facade area, that’s ₹555 per sq ft, all-in. Which means the granite-clad double-height facade you fell in love with costs 4x what you have left — and the architect will redesign with a smart mix of textured plaster, one accent material, and clever lighting to hit the same visual weight at your real budget.

7. Climate-specific detailing — waterproofing, thermal bridges, drainage

A facade in Pune is not the same problem as a facade in Cherrapunji. AI treats them as if they are.

What AI does: shows flat roofs, shallow overhangs, and flush window details that look clean in any climate.

What the expert catches: in Kerala and the Konkan, monsoon rain is horizontal. A 2-foot overhang isn’t enough — you need 3.5 feet minimum, or deep jali screens, or a wraparound verandah, or the first monsoon will soak your walls and your paint will blister by year two. In Rajasthan, thermal bridging at the RCC columns will make your south wall a radiator; you need insulation, shading devices, or double-skin construction. In Chennai’s coast, salt spray eats metal fittings — stainless steel hardware becomes mandatory, not optional. Flat roofs everywhere need a 1

slope to drains, waterproofing with proper screed, and parapet drips — details entirely invisible in the elevation view.

None of this is in the AI sketch. All of it shows up in the first year of living in the house. Climate detailing is the single most common reason homes that “looked beautiful in the render” start failing within 18 months.

The honest verdict

AI is the best cheap, fast, visual brainstorming tool homeowners have ever had. It is not a substitute for the person who reads your bye-laws, calculates your cantilever, routes your chase walls, specs your materials to local supply, integrates your Vastu, fits your budget, and details your climate. Those seven jobs are what an expert architect delivers. Those seven jobs are also, not coincidentally, the seven things that get between a sketch and a built home.

Frequently asked questions

Can I submit an AI-generated design for municipal approval? No. Municipal approvals in every Indian city require drawings stamped by a licensed architect or engineer registered with the local authority (BBMP, MCGM, CMDA, GHMC, etc.). An AI render has no legal standing. You will also need structural drawings, plumbing layouts, and electrical plans — none of which AI produces.

Can AI design a Vastu-compliant house? AI can follow simple directional rules (entrance east, pooja northeast). It cannot handle detailed Vastu — room adjacencies, toilet-pooja wall conflicts, staircase placement, Brahmasthan clearance. For a properly Vastu-compliant home, use AI for the facade exploration and work with a Vastu-aware architect for the plan.

What’s the biggest mistake people make with AI-generated elevations? Falling in love with a dramatic cantilever or overhang that won’t stand up on their plot. The second-biggest: ignoring front setbacks when designing a portico, then being told at plan-submission stage that the whole facade needs to move back 5-10 feet. Both are architect problems, not AI problems.

Is AI design actually useful, then? Yes — enormously. It compresses weeks of “what do I want?” into an afternoon. It helps you communicate with family, compare styles on your actual plot size, and arrive at an architect’s office with a clear visual brief. That’s a real saving in time and fees. It just isn’t the whole job.

How do I know if my AI elevation is buildable? You don’t — until an expert checks it against your plot, bye-laws, soil, structural limits, budget, and climate. Think of it like asking “is this outfit wearable?” — sure, for a photo. For your wedding, in monsoon, in Ahmedabad, sitting through a four-hour ceremony? Different question. Same principle.
